We’ve got a great market shaping up for prime real estate season, benefiting both buyers and sellers. You see – we are starting April with the highest amount of houses hitting the market since 2013, which is good for people looking to buy. Consumer confidence remains high, in fact, it’s the highest it’s been since 2000. Those factors coupled with the Federal Reserve all but guaranteeing multiple interest rate hikes this year make a combination that is right for real estate. Move up buyers still have the best opportunity in transferring their current home’s equity into a home that better fits their lifestyle, family size or wants, needs and desires.
The fact that it’s a seller’s market hasn’t changed the fact that value rules in today’s market – what do we mean by that? If your home shines like a jewel, you’re almost certain to receive multiple offers that will likely be at or over listing price. So what makes your home a shiny jewel? Here are a few improvements that our clients seem to see big returns on.
Without question, the highest return on investment of both your time and money is paint. Everybody says neutral colors, but somehow that seems to translate to builder beige. See – the current popular trends in colors are from the grey pallet. A great source for color ideas is to stop by and tour builder model homes. There you will see the latest trends in home design and décor.
Next would be replacing your brass fixtures, hinges, door knobs and cabinet hardware. Again, these are quick and easy upgrades that most homeowners can complete in a weekend. Oh and by the way – you would be shocked at how much of a savings you can get on light fixtures and door hardware online at sites such as lightingdirect.com, lampsplus.com or build.com – there are literally dozens and dozens of online sources to choose from.
Another way to make your home shine, like a shiny, shiny diamond is paying attention to your curb appeal. A trip to a big box home store and a cart full of mulch, potted plants, fertilizer and even renting a power washer – or if you’re one of our clients, you can use ours – will give your home the curb appeal that sells. Some other tips on curb appeal are painting your front door, maybe an attractive door mat or a new storm door. Relatively small cost, extremely high impact.
Lastly, it’s worth noting that on a case by case basis – upgrading flooring, adding a tile backsplash, proper staging and lighting can all go a long way in making a home stand out in a way that buyer’s will flock to.
